When you appoint Stone Carter as your managing agent, we can start supporting you from the outset. In fact, we’d like to start working with you during the initial phases of your development so that we can gain a thorough understanding of the intricate characteristics of the buildings.
This will enable us to put risk management and compliance strategies in place and determine an appropriate maintenance plan to preserve the structure, safety, appearance and value of the block, while helping you to avoid potentially costly mistakes. We will also be able to source and assign suitable contractors to deliver appropriate maintenance and any future repair works.
Additionally, our early involvement will allow us to advise you on creating legal, acceptable and effective lease structures for each leasehold flat or apartment. This will help to ensure that the leases incorporate the practical elements required by the property and that they are both fair for leaseholders, and profitable for you or another freeholder, should you wish to sell.
Likewise, service charges will be carefully considered in these early stages in order to produce realistic service charge budgets. We’ll work with you to deliver accurate, fair and transparent apportioning of service charges for each flat or apartment to positively impact the sale of each property.
